‘Green value’ refers to the added value in the property market when homes have good Energy Performance Certificates (A, B or C): it reflects winter comfort, summer comfort, energy savings, reduced environmental impact, the fact that the property is authorised for letting, etc.
According to the 2024 study by the French Order of Notaries on green value (see chart), the following trends are observed:
Up to +19% in price per sq m for a house with an A or B energy rating compared to its equivalent in class D (the benchmark class in the study),
Up to a 32% reduction in price per sq m for a house in energy class F or G compared to its class D equivalent.
A growing trend: ‘green value’ is increasing over the years as the market becomes increasingly sensitive to these criteria. Those who fare best in the property market are those willing to undertake renovation work to create ‘green value’ in their property.
